Economic Development - Sarasota, Florida
Located along the Gulf of Mexico, Sarasota is known as a growing corporate business and tourism destination with many active retirees.  It is the cultural and financial center for the area with a winter population swellng to 120,000.  Some of the challenges include affordable housing, seasonal traffic congestion and retaining graduates from four area colleges

As Downtown Economic Development Coordinator, Norm leads efforts to establish collaborations and carry out initiatives that generate growth whle improving the quality of life.

Over 35 hotel, residential, and commercial projects totaling over $1/2 billion in construction value are underway within the one square mile Downtown Community Redevelopment Area (CRA).
Undertaking market analysis, developing policies and impementating strategies for retail, office, and residential has been an important aspect of Norm's work.


ViewMaster Ideal / Tyco Toys Consolidation   Manufacturing / Distribution Consolidation - ViewMaster Ideal / Tyco Toys, 

Beaverton, Oregon

 

GPD developed the master plan to consolidate five manufacturing and distribution facilities      from the United States and China to a single site in the Portland, Oregon area.

Developed needs assessment through cooperation of each department.
Required learning work cycles for manufacturing / distribution operations.
Developed in-depth plan for a 1 million sq. ft. facility on a 52 acre site.
Coordinated efforts of site selection teams and developer selection.

 

 

Eastern Oregon Asset Building Workshop

 

 

Asset Building Workshops -  Fossil, Oregon                 
GPD led a series of community workshops in this Eastern Oregon town, located near the John Day National Fossil Beds.

Collaboration with Oregon Downtown Development Association
Identified economic opportunities.
Discussed growth strategies with individual businesses.

Established cooperation between businesses and community members. 

 

  

Southwest Washington Regional Airport Expansion  

Airport Expansion Grants - Southwest Washington Regional
To attract jets to the airport and investment in adjacent industrial properties, new facilities were required.

GPD authored grants and obtained letters of support for a new weather station, additional hangers, and a longer runway.
Grants submitted to FAA and State of Washington Community Trade and Economic Development Departments were approved.
GPD also determined private property parcels needed and their acquisition costs for the runway extension.


 

 

University Center Infrastructure Improvements  

De-Malling / Infrastructure Improvements - Greenville, SC    As Urban Design and Development Manager, Norm worked closely with a consortium of colleges, who are the owners of a former regional mall, to plan its transition into an Academic District.

Phase I involved obtaining $3 million in public funding to create a regional stormwater detention/retention facility that eliminated neighborhood flooding.
Phase I also included realignment of an offset intersection; modification of the central auto entrance to create a green "quad"; and landscaping improvements throughout the property.
Phase II calls for the physical de-malling of the facility and the creation of new building footprints, based upon a plan developed by consultants under Norm's leadership.

 

Commonwealth View  

Real Estate Development - Beaverton, Oregon                         
GPD worked closely with the client to develop a pasture into a multi-family development, that looks out on wildlife in a restored wetland

Developed the site plan to array new townhomes along the edge of a floodplain.
Obtained rezoning of the property to allow multi-family residential.
Designed architectual plans for eleven townhomes
Coordinated civil and structural engineering consultants efforts.
Utilizing wetland mitigation banking, the wetlands were restored at no cost to the client.
